I have a chit chatting with our group unit trust consultants at the Kapitan restaurant Ara Damansara just after their booth promotion at Subang Airport.

Ingat nak main ping-pong, tapi dah tak sempat. Maghrib dah dekat. All of us pekena tosai. Makanan yang lebih healthy berbanding roti canai. Kalau roti canai, then kita kena jogging 5 km baru la hilang kolestrol dia tu. I dah kena berhati-hati as my sugar level has gone up to 7 now.

Among other thing that we have discussed are:

• how to attract potential client come to you instead of we come to them
• how to be long in the unit trust industry

I’ve told them an analogy that I learned during my 3 days outing. “If we want to boil water in the kettle. What we do. Kita buka api tu for may be about 10 minutes then air pun mendidih. What happen if api tu kita bagi api sangat besar melampau for 1 minit. Then kita tutup. After 10 mins, kita bagi lagi api besar jugak for 1 min je… then repeat. Sampai qiamat, air tu takkan mendidih InsyaAllah.

In the same way, kalau kita buat bisnes unit trust ni or even bukan unit trust bisnes – MLM ke, takaful ke insurance ke. Kalau kita terlalu semangat menggunung but for a little while. Kita dapat close one client, then kita tidur. Next week buat pulak, close one client, then kita tidur lagi. It will take very very long for you to succeed. Once air tu mendidih, banyak orang dapat manfaat. Once you have enough client-based, say 90 clients, then it will be very easy for you to continue doing unit trust business.

I presume untuk survive in the unit trust business with a handsome income, you must at least service 90 clients. This model is for EPF case only. For easy calculation, we divide 90 with 3 months. Why 3 months. Kalau you tak tahu, then you must come to our seminar.  Thats equal 30. It means you serve 30 clients in a month. We assume each client average investment is RM10k. Thus, 30 clients multiply by RM10k. It is RM300,000 a month. How much income you will get.

Do you think servicing basically one client a day is a big deal. NO right. Do you think any other business that are easier than unit trust.

• Do you think kedai mamak can only serve one client a day?
• Do you think your boss will allow you to do only 1 hour job a day? Kerja 8 jam la Arif. Kalau kita curi masa kerja, tak berkat la pulak. Meeting a client takes about an hour of your time that include the journey and preparation.
• Do you think meniaga burger ke, jambu88 ke boleh serve one client and it is enough for the day?

Jawapannya semua tak boleh. Tapi unit trust boleh.

Then why is still people cannot get close to the figure RM300k sales a month. It lies on the Power of Consistency. The Muslim says “istiqamah”.

Can we jamak (combine) all 5 times fardhu solah a day during Subuh. Cannot right. So we must do istiqamahly. Subuh ada masa dia. Zohor ada masanya. Asar ada masanya. If we missed Subuh this morning, it will never come back to you. It’s gone. Siapa yang rugi. Kita la rugi. If we missed servicing a client in a day. Siapa rugi…

2. Surat from SC regarding the ASN/ASB in respond to question from Shariah Commitee of Bank Muamalat. Syariah Advisory Council of SC said that the ASN/ASB does not syariah compliance based on their consideration.

3. Maybank loan for ASB. The BLR is 5.55%. The loan rate is 5.55% – 1.65% = 3.9%. Historically the BLR was 8%. If we compare the return of ASB of 8% and the loan rate of 3.9%. Then you will make profit of 4.1%. But if you think about long term when the BLR is 8% again, then there is no profit.

Example:
Loan RM100k for 20 years based on the table provided by the bank.
So your installment is 609 X 12 = RM7,308. Dividend from ASB every year is RM8000. Total dividend that you will get is RM8000 X 20 = RM160k. Plus you get RM100k.  Imagine if you don’t take the money and put the RM609 monthly as your regular savings in any islamic unit trust fund for 20 years, how much will you get.

4. ASM1 – RM10billion fund. Race ratio – 50% (Malay):30% (Chinese) :10% (India):10%:10% (Others). Max investment per person is 50,000 for age 18-55 y.o and 100,000 for age 55 and above.

We can expect the return of about 4% (benchmark MG Security bond performance)
We don’t know whether some portion of the RM10bill is to buy the MGS bond. If yes, then MGS bond will in turn assist the fiscal stimulus package

A very good book by David J Schwartz – The Magic of Thinking Big. I read quickly the book on the chapter above as I want to develop my leadership and at the same time I don’t have much time to read alot of books on leadership.

A lot of stories inside the chapter made understanding become easy. If I were to share it all, then I would rather write a book.  But I know many of us Malaysian don’t have much time to read book, I summarise it here.

To be a leader you must think like a leader. What are thinking like a leader:

1. Trade minds with those you want to influence. Or try to think what your audience, your clients or your unit trust consultants want. See things through their eyes.
2. Think what is the human way to handle any issues. Be human approach make you a better leader.
3. Think progress, believe in progress and push for progress. Think improvement in everything we do whether at home, in office or in front of our agents and clients. Raise our standard all the time
4. Spend 30 minutes a day in solitude (berkhalwat) just for thinking to tap your supreme thinking power. Try to find solutions for your personal issues and business issues.

To do anything, first you must believe it can be done InsyaAllah. To quit your job and become a business owner, become a unit trust consultant you must believe it can be done. Then your mind will find the ways how you are going to accomplish your dream.

Bila kita percaya dan yakin sesuatu itu boleh dibuat, akal kita, fikiran kita akan bergerak mencari jalan bagaimana untuk melakukannya.

Bila kita was-was, tak percaya sesuatu itu boleh dibuat, maka akal kita akan mencari sebab. mencari rasional kenapa sesuatu itu tidak boleh dibuat.

It is all start with the believe. People do what they believe that can give them benefit. Why people go to work even though they will have to be trapped in early morning traffic jam, even though they will have to wake up early, even though they will come back late in the evening.  Because they believe by going to work, they will earn some money at the end of the month.

People can make all the sacrifices when they believe by doing something, they will get some benefits. They can sacrifice their wife, their parents and their children time at home while they go to work.

This believe alone will drive people on their doing. But why people when their Creator, their Sustainer, their King of all King call them for solah (prayer) 5 times a day, they just ignore it, they just delay it. They say, let me finish my work first, then I will go.

They say today is Saturday or Sunday, let me have my complete sleep. They wake up late, don’t go to masjid for Subuh prayer. Why… Because their believe on this dunia (the temporary world) and the creations of Allah more than their believe in their Creator, more than their believe on the good deeds, more than their believe on the promises of Allah, their Sustainer, more than their believe in Akhirat.

People believe by doing more work, they will got more money and they will get happier and they think it is success.  And yes they see it infront of their eyes. They see their friend, their neighbours etc. They define success as what they think it is, as what other people think.

We have forgotten that SUCCESS is only in obeying the commandment of Allah and following the sunnah of Rasulullah s.a.w.  Don’t get me wrong to leave your dunia and only think about akhirat.

Whatever you do for your work, for your business, for your necessity we must remember these two things. Is what my doings in line with what Allah wants from me and following our beloved Prophet s.a.w.

You can do sales of RM250k a week or RM100k a week. It doesn’t matter. You cannot tell those who have lesser sales is closer to Allah or those who make RM250k sales is forgetting Allah.

Whether you do more sales or less sales of your unit trust business, the questions we should ask is how we conduct our sales. Waktu solah kita langgar atau tidak. Do we explain to our clients so that they understand or do we manipulate data so that our clients sign with us. Who is giving us the sustenance, Allah or our businesses.

We must believe that Allah is giving our sustenance, our rejeki. Our business, our office, our work are only a test from Allah. Whether we believe in makhluk (the creations of Allah) or we believe in Allah. When we believe that Allah is giving us rejeki, then when we do sales of unit trust, we will perform our solah at the ealiest time, we will not manipulate people etc.

Wa.. terpanjang la pulak tulis blog kali ni. Nak tulis pasal believe in whatever you do, tapi baru balik dari masjid, Ustaz kata kita kena believe in Allah.
